Tiburon / Belvedere Home Sales & Real Estate Market Report | June 2013 | Pacific Union International. Listings in Tiburon and Belvedere, CA (in Southern Marin County, just across the Golden Gate Bridge from San Francisco) accounted for a total of 14 home sales in May 2013. While high end sales, those over $5 million, continue to lag behind the rest of the market (e.g., there no trades in this elite price band in May 2013), we are seeing prices shift higher in the $2 million+ range. On the Tiburon Peninsula, homes priced below $2 million are generally considered entry level. Building on the momentum of last month, the real estate market in Tiburon and Belvedere currently has 21 homes in escrow and June sales numbers should be higher. One other metric worth noting is the fact that the average number of days on market for homes that sold last month was down to 28 days — an illuminating statistic when you think about it as the average days on market for homes that are not selling is well over twice that. As with anywhere else, price matters. We are well aware of the fact that many agents will over-inflate price just to get a listing. But, this does sellers no good as there is a direct correlation between days on market and list price to sales price ratios.
