September 2016 Home Sale Report | San Rafael Top Agent Update | Pacific Union. The number of single family homes sold in San Rafael during the month of August 2016 was very low, even in terms of Summer sales figures (the market often slows in the Summer with August being the slowest month for closings). In all, San Rafael accounted for only 33 single family home sales (there were 53 trades in August 2015). As noted in my updates spanning back about 4 years now, the number of home sales in San Rafael (as well as the rest of Marin County) has very certainly been suppressed due to extremely low inventory.  San Rafael’s absorption rate, just over 2 months, remains exceptionally low. If you intend to effectuate life change, this is an extraordinary time to sell. Eventually, we will reach an inflection point where sellers who had been holding off waiting for prices to rise will suddenly realize it is time to sell and enter the market (in fact, I believe we are already seeing the market shift away from favoring sellers). However, days on market are still relatively low and the average price per foot is as high as ever.

Averages relating to San Rafael home sales in March 2016 are as follows:

  • sales price — $1.059 million
  • home size was 1,906 square feet
  • $555 per sq. ft.

Properties in Los Ranchitos, Lucas Valley Estates, Peacock Gap, The Dominican, and Sun Valley  generated the most calls and showings this past month.
