Pacific Union San Rafael, CA Real Estate Update (January 2016 Real Estate Report). December 2015 single family home sales in San Rafael remained strong. In all, San Rafael experienced 32 single family home sales (exactly the same number as December 2014). As noted in my updates spanning back for over 2 years now, the number of home sales in San Rafael (as well as the rest of Marin County) has been suppressed due to extremely low inventory.  San Rafael’s absorption rate remains exceptionally low, with 1 month’s worth of standing inventory — e.g., the number of homes on the market is enough to satisfy a little over one month’s worth of sales. If you intend to effectuate life change, this is an extraordinary time to sell. Eventually, we will reach an inflection point where sellers who had been holding off waiting for prices to rise will suddenly realize it is time to sell and enter the market (indeed, some critical December sales price figures dipped from what we saw just a few months earlier). Meanwhile however, days on market are low and the average price per foot is as high as ever.

Averages relating to San Rafael home sales in December 2015 are as follows:

  • sales price — $1.04 million
  • home size was 2,365 square feet
  • $455 per sq. ft.

Properties in Los Ranchitos, Lucas Valley Estates, Peacock Gap, The Dominican, and Sun Valley  generated the most calls and showings this past month.
