San Rafael, CA’s October 2012 home sales maintained momentum with 43 sales. Just like the rest of Marin County, the inventory level of homes for sale in San Rafael remains extremely low. I have little doubt that sales figures would be significantly higher if there were more homes available for purchase. For now, it appears most sellers are holding out for higher prices in 2013 — a strategy that may or may not make sense depending on the ultimate objective of the sellers and the state of the market in coming months. At this point, San Rafael’s absorption rate is under 2 months — e.g., there is enough inventory for two months worth of sales (although there are 30 homes on the market over $1.5 million in San Rafael, which is a high price point and many of those homes will not sell given their current pricing).
