Pacific Union San Rafael, CA Real Estate Update (July 2015 Real Estate Report). June 2015 single family home sales in San Rafael picked up significantly. In all, San Rafael experienced 46 single family home sales. As noted in my updates spanning back for over 2 years now, the number of home sales in San Rafael (as well as the rest of Marin County) has been suppressed due to extremely low inventory.  San Rafael’s absorption rate remains exceptionally low, with just about 1.5 month’s worth of standing inventory — e.g., the number of homes on the market is enough to satisfy a little over one month’s worth of sales. If you intend to effectuate life change, this is an extraordinary time to sell. Eventually, we will reach an inflection point where sellers who have been holding off waiting for prices to rise will suddenly enter the market. Meanwhile however, days on market are low and the average price per foot is as high as ever.

Averages relating to San Rafael home sales in June 2015 are as follows:

  • days on market — 30
  • sales price — $1.23 million
  • home size was 2,218 square feet
  • $575 per sq. ft.

Properties in Los Ranchitos, Lucas Valley Estates, Peacock Gap, The Dominican, and Sun Valley  generated the most calls and showings this past month.
