Pacific Union January 2018 | Tiburon / Belvedere Home Sales | Top Agent Real Estate Market Report

Pacific Union | January 2018 | Tiburon / Belvedere Home Sales | Top Agent Real Estate Market Report. December 2017 home sales results for Tiburon and Belvedere remained on the slow side — this is in contrast to the relatively strong sales numbers in other parts of Marin (likely due to pricing differences). For those not familiar, the Tiburon Peninsula stands out as one of the San Francisco Bay Area’s most desirable luxury home enclaves — it is a location highly affluent buyers covet. Because it is located in Marin County with often incredible views and is minutes from the Golden Gate Bridge, Tiburon and Belvedere consistently post some of the highest average prices in the nation.

About Tiburon – Belvedere, California (Marin County Town Profile Video) from Kyle Frazier

Homes priced below $2 million (almost always located in Tiburon) are generally considered entry level, are somewhat limited in numbers with perhaps 3-5 available at any given time, and always receive lots of buyer interest — there was just 1 last month. Stepping up into the $2 million to $5 million price range, you will find the majority of sales activity — there were 7 such sales in December 2017. Above that, in the ultra-luxury market (above $5 million), there was again just 1 sale. Although there are a number of homes in this ultra-luxury market sector for sale (currently 12 listings), these homes often take a long time to trade (although none are in escrow at the time of this writing, there was an $8 million cash sale with a very fast closing already this month).

With just 9 sales in December 2017, Tiburon and Belvedere trades were undoubtedly restricted by the slow pace of sales in the bread and butter $3 million to $5 million price range — there are a fair number of homes are priced there (9 active listings), but the buyers are not biting.

Below are the percentages of Belvedere and Tiburon homes in escrow in each of the major price bands:

  • 50% of homes priced under $2 million;
  • 75% of homes between $2 million and $3 million;
  • 23% of homes between $3 million and $5 million;
  • 8% of homes over $5 million.

Tiburon and Belvedere homes that sold in December 2017, exhibited the following characteristics:

  • Number of Sales: 9
  • Average Days on Market: 62
  • Price: $3,355,722
  • Square Feet: 3,505
  • Price per Square Foot: $1,031
