February 2017 TIburon and Belvedere sales numbers remain on the slow side — this is similar to sales figures in other high-end Marin County, CA cities. With just 9 sales in February 2017 (same as January 2017), Tiburon and Belvedere trades were restricted by low sales in the bread and butter $3 million to $5 million price range — the homes are there, but the buyers are not (this is part of “the shift” in the market that became evident in the latter half of 2016). Nonetheless, the Tiburon Peninsula certainly stands out as one of the San Francisco Bay Area’s most desirable luxury home enclaves — it is a location highly affluent buyers covet. Because it is located in Marin County with often incredible views and is minutes from the Golden Gate Bridge, Tiburon and Belvedere consistently post some of the highest average prices in the nation. On the Tiburon Peninsula, homes priced below $2 million (almost always located in Tiburon) are generally considered entry level, are somewhat limited in numbers with perhaps 3-5 available at any given time, and always receive lots of buyer interest. Stepping up into the $2 million to $5 million price range, you will find the majority of sales activity — there were 7 such sales in Febuary 2017. Above that, in the ultra-luxury market (above $5 million), there were zero sales (somewhat of an anomoly). Although there are a number of homes in this ultra-luxury market sector for sale (currently 14 listings), these homes often take a long time to trade (3 are in escrow at the time of this writing).

- 18% of homes between $2 million and $3 million;
- 17% of homes between $3 million and $5 million;
