Top Agent | Tiburon / Belvedere Home Sales & Real Estate Market Report | February 2017 | Pacific Union International. So far, the February 2017 sales numbers projections look slow — similar to sales figures in other high-end Marin cities. With just 9 sales in January 2017, Tiburon and Belvedere sales were low due to a combination of increased prices and sheer dearth of move up buyers in the $3 million and up price range — the homes are there, but the buyers are not (this is part of “the shift” in the market). Nonetheless, the Tiburon Peninsula is one of the San Francisco Bay Area’s most desirable luxury home enclaves — a location highly affluent buyers covet. Because it is located in Marin County with often incredible views and is minutes from the Golden Gate Bridge, Tiburon and Belvedere consistently post some of the highest average prices in the nation. On the Tiburon Peninsula, homes priced below $2 million (almost always located in Tiburon) are generally considered entry level, are somewhat limited with perhaps 3-5 available at any given time, and always receive lots of buyer interest (1/3 of all sales last month were under $2 million). Stepping up into the $2 million to $5 million price range, which is our bread and butter price point, you will find the majority of sales activity — there were 5 such sales in January 2017. Above that, in the ultra-luxury market (above $5 million), there was 1 sale. Although there are number of homes in this ultra-luxury market sector for sale (there are currently 14 listings), these homes often take a long time to trade (only one is in escrow at the time of this writing).
