Pacific Union | December 2017 | Tiburon / Belvedere Home Sales | Top Agent Real Estate Market Report
Pacific Union | December 2017 | Tiburon / Belvedere Home Sales | Top Agent Real Estate Market Report. November 2017 home sales results for Tiburon and Belvedere remained on the slow side — this is in contrast to the relatively strong sales numbers in other parts of Marin (likely due to pricing differences). For those not familiar, the Tiburon Peninsula stands out as one of the San Francisco Bay Area’s most desirable luxury home enclaves — it is a location highly affluent buyers covet. Because it is located in Marin County with often incredible views and is minutes from the Golden Gate Bridge, Tiburon and Belvedere consistently post some of the highest average prices in the nation.
Below is a Video About Tiburon & Belvedere, California by Kyle Frazier, Luxury Home Specialist, Top Agent, Pacific Union International Real Estate (Marin County Realtor, CRS, CLHMS, J.D.)
Homes priced below $2 million (almost always located in Tiburon) are generally considered entry level, are somewhat limited in numbers with perhaps 3-5 available at any given time, and always receive lots of buyer interest — there were 2 selling last month. Stepping up into the $2 million to $5 million price range, you will find the majority of sales activity — there were 10 such sales in November 2017. Above that, in the ultra-luxury market (above $5 million), there were zero sales (somewhat of an anomoly). Although there are a number of homes in this ultra-luxury market sector for sale (currently 13 listings), these homes often take a long time to trade (and none are in escrow at the time of this writing).
With just 12 sales in November 2017, Tiburon and Belvedere trades were undoubtedly restricted by the slow pace of sales in the bread and butter $3 million to $5 million price range — there are a fair number of homes are priced there (12 active listings), but the buyers are not biting.
Below are the percentages of Belvedere and Tiburon homes in escrow in each of the major price bands:
- 60% of homes priced under $2 million;
- 75% of homes between $2 million and $3 million;
- 15% of homes between $3 million and $5 million;
- 0% of homes over $5 million.
Tiburon and Belvedere homes that sold in November 2017, exhibited the following characteristics:
- Number of Sales: 12
- Average Days on Market: 87
- Price: $2,922,583
- Square Feet: 3,162
- Price per Square Foot: $922
